Your aluminium joinery can look tired long before it reaches the end of its service life. White oxidation marks, chalky patches, black track grime and dull powder-coated frames are common around New Zealand homes - especially where UV, rain, salt air and hard water all get a turn. The goal is not to scrub harder. It is to remove contamination safely, keep drainage clear and protect the finish before weathering gets a foothold. Done properly, regular care keeps window frames cleaner, brighter and easier to maintain.

What damages aluminium window frames?

Aluminium is durable, but the visible finish around it still needs attention. Most residential joinery is powder-coated or anodised, and both finishes can collect airborne dirt, coastal salt, traffic film, pollen, mould spores and residue from washing nearby glass. Left in place, that buildup holds moisture against the surface and makes frames look flat or stained.

In coastal areas, salt deposits are a major concern. They can settle even if you cannot see the sea from your home. Inland properties face different pressures: hard-water splashback, dust, soot and intense UV can leave frames patchy, chalky or faded over time.

Window tracks are another problem area. Dirt builds up where rainwater should drain, creating black residue and allowing water to sit longer than it should. That does not always mean the window has failed, but it is a sign the joinery needs cleaning.

Not every mark is oxidation. Milky residue may be dried mineral deposits. Black spotting can be mould or trapped grime. A rough, chalky surface may indicate oxidation or UV-related breakdown of an older coating. Identifying the issue before choosing a cleaner helps avoid making the finish worse.

Start with safe aluminium window frame cleaning

For routine cleaning, use a soft microfibre cloth or non-abrasive sponge, warm water and a mild pH-neutral detergent. Work from the top down, wiping the frame, seals and sill before rinsing with clean water. Dry the surface with a separate soft cloth rather than allowing water to evaporate on the frame.

Drying matters more than many homeowners realise. In hard-water areas, water droplets can leave mineral spotting as they dry. This is particularly noticeable on dark joinery, where pale marks stand out quickly.

Do not reach for a scourer, steel wool or abrasive cream cleaner. They can scratch powder coating and dull anodised aluminium, leaving the surface more likely to grab dirt later. Avoid strong alkaline cleaners, harsh acids and untested solvents too. A product may shift a stubborn mark, but it can also discolour or weaken the finish underneath.

If you are cleaning exterior glass at the same time, do not let strong glass-cleaning products run down and sit on the aluminium. Rinse the joinery afterwards. The same applies to house-washing chemicals. Protect frames where possible and rinse them promptly if cleaning solution lands on them.

Clean the tracks without flooding them

Open the window and vacuum loose dust, insects and grit from the tracks. Use a soft brush or cloth to loosen remaining debris, then wipe it out with a lightly damp cloth. Check that drainage slots are clear, but do not force sharp tools into them or enlarge the openings.

The aim is to let water escape as designed. Pouring large amounts of water into tracks is not necessary and can make it harder to tell whether a drain is actually blocked. If water repeatedly pools, or you see water entering indoors, arrange a joinery inspection rather than treating it as a simple cleaning issue.

Aluminium window frame care for oxidation and chalking

A light film of dirt can often be removed with a gentle wash. Oxidation and chalking are different. They occur when the surface has weathered and begun to lose its original depth or smoothness. You may notice a white or grey powder on the cloth after wiping, faded areas on sun-facing frames, or a finish that still looks dull after washing.

This is where aggressive DIY methods commonly cause damage. Sanding, polishing compounds and abrasive pads may create an uneven sheen, particularly on powder-coated joinery. They can turn a restoration job into a repainting job.

Use a surface-specific restoration treatment only after testing it on a small, discreet area. Follow the directions exactly, use soft applicators and avoid leaving the product to dry on the frame. When the staining or oxidation has lifted, rinse or wipe away residue thoroughly.

For frames affected by stubborn oxidation, mineral buildup or general weathering, a staged approach is usually the safer option: clean and restore the affected surface first, then apply suitable protection once it is dry and contamination-free. Protect frames from the conditions around your home

How often you clean aluminium joinery depends on exposure, not the calendar alone. A sheltered home in a low-dust inland area may need a thorough wash every few months. Coastal homes, properties near busy roads and houses exposed to prevailing wind may need attention monthly, particularly through dry, salty or pollen-heavy periods.

Look at the parts of the home that weather fastest. North- and west-facing frames often take the hardest UV exposure. Ground-floor joinery near garden beds can collect soil splash and sprinkler minerals. Balcony doors, bathroom windows and frames beside outdoor taps are more likely to develop water spotting.

Protection helps because it reduces how firmly grime, mineral residue and moisture cling to the treated surface. It does not make frames maintenance-free. You will still need to wipe them down, but future cleaning should be quicker and less demanding.

Keep plants trimmed back from the joinery as well. Leaves and damp branches trap moisture, mark the surface and make it easier for dirt to collect in corners. If you use a hose to wash the house, use a gentle stream around window seals and drainage points rather than high pressure at close range.

Small habits that preserve the finish

The best results come from regular, low-effort care rather than a once-a-year rescue job. Wipe off fresh bird droppings, paint splashes, concrete dust and sprinkler marks before they bake on. Check tracks when you clean the glass. Rinse exterior frames after any nearby building work, house wash or salt-heavy storm.

Be careful with renovations. Cement, plaster, brick dust and metal filings can stain or scratch aluminium finishes. Cover joinery before sanding or cutting nearby, and remove construction residue promptly with an appropriate method. Waiting until the job is finished can turn a simple wipe-down into specialist restoration.

Also inspect rubber seals, rollers and handles while you clean. Wipe seals gently without pulling them loose, and avoid coating moving parts with products not intended for them. A clean frame looks better, but working joinery is the real measure of good maintenance.

When to call in a professional

Some signs need more than surface care. Persistent leaks, swollen surrounding timber, loose glass, damaged seals, sticking sashes, corrosion around fixings or flaking coatings should be assessed by a qualified window or joinery professional. Cleaning products cannot solve mechanical faults or water-ingress issues.

For everything else, start early. A frame with light staining, dullness or early oxidation is far easier to recover than one that has been neglected for years.
